Job Profile Summary
The Sr Real Estate Operational Manager (Facilities) requires delivering trusted, reliable and affordable facilities services to business leaders and colleagues housed under your scope:
- You and your team have a deep understanding of their needs.
- Responsible for service delivery to a multi-site footprint, fully leveraging external service providers where applicable.
- An appropriate, responsive, high-quality service is provided through an integrated facilities management (IFM) model.
- Day-to-day facilities run smoothly and corrective actions are undertaken.
The role involves managing multiple work streams for effective and timely execution. The Sr Real Estate Operational Manager operates with minimal supervision and exercises independent judgment on significant matters. The role requires coordinated efforts with strategic partners responsible for delivering FM services, engage business/ site leaders for appropriate solutions and report out detailed status to stakeholders. The role requires regular engagement and governance of FM related projects (within budget, timeline, global RE framework and compliance) with tactical & strategic solutions as appropriate to ensure project alignment and success.
Job Responsibilities
- Be a first point of contact for all facility related requirements across sites/business(s), landlords, strategic partners to deliver required solutions.
- Engage & influence diverse stakeholders (culturally, functionally, seniority), ensuring customer relation and local customer intimacy is developed on site.
- Responsible for delivery of all services, from facility management, asset management, security, , cleaning to specialized services and small FM related projects.
- Responsible for occupational health and safety aspects of work environment.
- Monitor and respond to user feedback, review & approve related facilities work, control service quality & customer satisfaction.
- Manage service delivery team, through external IFM service providers: ensure corrective actions and escalations are undertaken when needed.
- Monitors external service providers financial and qualitative performance .
- Ensures audit readiness regarding services at medical device manufacturing sites.
- Optimize real estate space utilization by meeting people-to-seat ratios, vacancy levels and cost constraints.
- Manage P&L & accounting processes of sites: Coordinate rent / bill / tax payments, PO approvals, Capex processing, local permit, event management, etc.
- Manage relations with external parties (landlords, municipality, etc.).
- Generate input and follow guidance of Philips Real Estate global CoE partner on Operational processes.
- Ensures the implementation of RE policies and strategy across portfolio in scope.
- Previous success working in a matrixes management environment in a complex multi-national organization.
- Ability to operate and proactively act in a dynamic environment.
- Interaction with market level stakeholders, on all property types (office, factory, R&D, and service centers).
- Realizes delivery against budget targets set with the business and global real estate. Influences creation of budget.
- Establishes the basis for a productive operating model between site, Real Estate organization and external service providers.
Minimum Required Education
Bachelor's / Master’s degree in technical or real estate discipline.
Minimum Required Experience
- Minimum 10 experience in (integrated) facility management with 5+ years in managerial capacity at large multi-national company having direct reports.
- Preference for strong IFM experience (demand management) and/or broad Real Estate background, relevant certification (IFMA, CoreNet) preferred.
- Skilled at prioritizing, multi-tasking, stakeholder management and time management.
